Why do basements take longer to dry?

Sub-grade spaces stay cooler and the surrounding soil holds moisture against the walls. Cool air holds less moisture than warm air, so dehumidifiers work harder for less yield. We use LGR dehumidifiers built for low-grain conditions and supplement with heat where it makes sense.

Will the foundation crack be a problem long-term?

If the cause was groundwater intrusion through cracks, the foundation needs to be evaluated by a structural professional and waterproofed before the rebuild. Drying alone won't stop the next storm. We coordinate with foundation repair and waterproofing partners.

Is basement flooding covered by insurance?

Internal cause (pipe burst, water heater, sump pump backup with the right endorsement) is usually covered. External flood from groundwater or surface runoff requires an NFIP or private flood policy. Sump pump failure coverage is a specific endorsement worth $30-$60/year for any home with a sump.

Should I run a dehumidifier in the basement after?

For most San Diego homes, a residential dehumidifier set to 50% RH in the basement or crawlspace year-round is cheap insurance against recurring moisture issues. Coastal and canyon homes especially benefit from it. We'll recommend a unit and target setting before we leave.
