What do homeowners ask about Ceiling Damage?

Do I have to replace the whole ceiling?

Usually no — we cut and replace only the saturated drywall and surrounding 12 inches. If the leak was widespread (whole-bathroom flood overhead) or the staining covers most of the ceiling, full replacement makes sense. We'll show you the moisture map so you can see what's wet and what's not.

What about popcorn ceilings?

Popcorn ceilings on homes built before 1980 may contain asbestos — California requires testing before disturbance over a certain area. We test first. If positive, we work with a licensed abatement contractor for the removal and we handle the rebuild side. Newer popcorn (post-1980) is usually safe to remove and texture-match.

Will the texture match?

Knockdown and orange peel match well — most homeowners can't tell the patch from the original after paint. Smooth ceilings are the easiest. Popcorn is the hardest and we always disclose the limit before starting. If it bothers you, full-ceiling re-texture is an option.

How do I know the leak above is fixed?

Before we close the ceiling back up, we want documented evidence the source is repaired — a paid roofer invoice, a plumber's pressure test report, or our own moisture readings showing dry conditions through a wet weather event. Patching over an active leak is the worst outcome.
