What do homeowners ask about Mold Remediation?
Should I get a mold test before remediation?
If you can see it, you don't need a test to confirm it's there — money is better spent on remediation. Tests make sense when (a) someone in the home has confirmed mold-related health issues, (b) you need documentation for a real estate or legal matter, or (c) you want a third-party clearance after remediation. We refer testing to independent industrial hygienists so there is no conflict of interest.
Is mold dangerous?
It depends on the species, the spore concentration, and the person. For most healthy adults, household mold is more of a nuisance than a threat. For young children, the elderly, anyone with asthma or immune compromise, or anyone with prolonged exposure to high spore counts, it can drive real respiratory symptoms. The IICRC stance is that visible mold should be remediated regardless of species.
Will insurance pay for mold?
Sometimes. If the mold grew because of a covered water loss (recent burst pipe, recent storm intrusion that was professionally dried), most policies will cover the remediation up to a sub-limit (often $5K-$10K). Long-term seepage and gradual leak mold is usually excluded. California policies are more restrictive than other states. We document the source so the carrier has clear evidence.
Why does mold keep coming back?
Because the moisture source wasn't fixed. Mold needs moisture, organic material, and time. Remediating without finding and fixing the leak just resets the clock. We won't take a remediation job where we can't identify and address the source — it's a waste of your money.
Do I need to leave the house during mold remediation?
Most jobs don't require you to leave — proper containment isolates the work zone. For larger jobs (multiple rooms, HVAC contamination, immune-compromised occupants), we recommend temporarily relocating until clearance. Your call.
